QUALIFICATIONS OF
ARTHUR CHIARAMONTE, MAI

EXPERIENCE Actively engaged in real estate valuations since 1988. Mr. Chiaramonte, along with his partner, founded Capital Appraisal Services, Inc. in 1991. The company performs residential and commercial valuation and consulting services on all property types throughout the New York Metropolitan area. In addition to overseeing the day-to-day operations of the company, Mr. Chiaramonte is actively involved in the appraisals of commercial properties. His experience has included valuations, consulting and market studies for the purposes of mortgage and construction financing, property portfolio review, investment advisory, estates, gift tax, employee relocation, insurance and condemnation. He is experienced in testifying as a real estate expert in various NYS courts.

Commercial experience comprises existing and proposed construction on a variety of properties including office buildings, shopping centers, rental apartment buildings, cooperative and condominium complexes, industrial facilities, hotels, elderly housing facilities, wetlands and special purpose properties. Mr. Chiaramonte has appraised a variety of complex properties such as nursing homes, assisted living facilities, religious facilities, boat marinas and wetlands. Mr. Chiaramonte also specializes in commercial HUD properties, with extensive experience in the valuation and feasibility studies of elder care and housing facilities and Section 8 rental apartment properties. Appraisals have been performed throughout New York City, Westchester, Nassau and Suffolk Counties, in addition to areas in the Hudson Valley and the States of New Jersey and Connecticut.

Prior to his appraisal career Mr. Chiaramonte was employed as an electrical engineer and is a graduate of General Electricís Manufacturing Management Program.
